Message from the CEO

Welcome to the Winter 2015 Housing Choice Voucher Program News Update! As we close out the year, I am sincerely thankful for your participation in and support of this important program.  This year, I was pleased that by working together with tenants, landlords and communities we were able to provide more than 15,000 vouchers to individuals and families in Cuyahoga County, open the HCVP waiting list and collaborate with partners to launch unique initiatives such as Home for the Holidays, a program serving homeless veterans.  Looking ahead, we will be launching a long-term strategic plan that will serve as our road map for continuous improvement and high-quality outcomes.  Thank you, and happy holidays!

 

HOUSING HIGHLIGHT:

HOME FOR THE HOLIDAYS

The Cuyahoga Metropolitan Housing Authority in conjunction with the Louis Stokes Cleveland VA Medical Center and the United States Department of Housing and Urban Development (HUD) hosted Home for the Holidays, an initiative seeking local landlords to house homeless veterans this holiday season.

 

Landlords with safe, quality housing, who wanted to show appreciation to our veteran families by making homes available, attended open houses held at the VA Domiciliary cafeteria. There, landlords were able to meet with veterans and talk to them about their unit.

 

Landlords were prepared to show properties to veterans, and agency staffs were also on hand to answer questions, fill out paper work and schedule inspections.

PARTICIPANTS: RECERTIFICATION

It’s important to attend your annual recertification meeting to help ensure stable housing for your family. Setup an account at cmha.net/apportal and register to receive text and email alerts about your scheduled meetings. Questions? Call 216-271-2500.

 

If your program anniversary date is approaching or has passed, please contact your case worker or visit the applicant portal at cmha.net/apportal to check your appointment dates.

 

LANDLORDS: RENT REASONABLENESS

Federal regulations require that any new contract rents meet the criteria for rent reasonableness. Rent must be reasonable and affordable. Reasonable rent is determined by using information obtained about rents for unassisted units with the same number of bedrooms within the immediate neighborhood. The landlord’s requested rent is compared to the reasonable rent adjusted by the estimated utility rates.

HOLIDAY SAFETY

This season should be a time of gathering and joy. Celebrate safely by keeping decorations away from heat sources, keeping decorations with care, and practicing common fire safety with candles and lights.

 

-  Keep lit candles at least 12 inches from materials that burn, especially decorations.

-  Use sturdy candle holders, and place them on stable, clean surfaces.

-  Blow out all candles and flames before leaving the room or going to bed.

-  Never leave a child or pet unattended in a room with a lit candle.

LANDLORD PORTAL

All landlords are encouraged to visit the Landlord Portal and review information the HCVP has on record.If necessary, update the Portal with new phone numbers, email addresses, and mailing addresses as soon as possible.

 

Owners should confirm that all units are under the correct names and EIN numbers if it applies. Owner’s 1099s for 2015 will be loaded on the Landlord Portal in January. But they will also be sent out by U.S. mail. The HCVP wants to ensure that all 1099s and other important information are delivered timely.

 

It is very important to immediately update your personal information on the Landlord Portal as it changes; this will ensure immediate communication when needed.
